Pull the county record.

Confirm the parcel and pull current county records for the subject property — owner of record, situs address, assessment values, last sale, acreage, parcel polygons. Cross-checked against what your documents say so a mismatch surfaces before the reviewer ever sees the order.

Walk the exceptions.

Every covenant, easement, lien, recorded restriction, and standard requirement surfaces as a discrete exception — pinned to the page of the source document. Edit, add, or remove. Every exception carries a citation back to where it came from.

Draft the opinion.

The preliminary opinion letter is generated from the order's parties, legal description, vesting, and the exception schedule you just walked. Edit, refine, regenerate if upstream data changed. Lock the opinion when finalized to freeze it for the package.

Ship the package.
